"Our 10-year lease has come up, and unfortunately the current owner of the building has decided he does not want a restaurant in this space."
That was how Sage Biscuit Café announced it was closing its downtown location at 1401 Manatee Ave. W. The last day was Sunday, Sept. 27, 2026. Six days later, on Saturday, Oct. 3, the Bradenton Public Market set up on Old Main Street to open its 2026–27 season. The two dates line up closely enough to change how a downtown Saturday works. Downtown's long-running breakfast stop on Manatee Avenue is gone. Breakfast and coffee now cluster on the few blocks of Old Main, where a newly opened French café sits close to the returning market stalls.
What Closed, and Why It Wasn't About the Food
The Bradenton Herald reported that the building at 1401 Manatee Ave. W. belongs to Savlan Capital, a real estate investment group based in Hollywood, Florida, according to property and Sunbiz records. The restaurant's own explanation was simple. The 10-year lease came up for renewal, and the building's owner decided against keeping a restaurant in the space.
People noticed. By the afternoon the Herald story ran, the announcement had drawn more than 460 reactions, 135 comments and 136 shares. One commenter wrote, "Darn, this was one of my favorite stops downtown."
The business itself is not going anywhere. Sage Biscuit's other location at 6656 Cortez Road W. stays open from 7 a.m. to 3 p.m. daily. The same owners run the Spotted Rabbit Gastropub, which used to be Modern Chop Steakhouse, and they said that restaurant would add breakfast on Oct. 5. That starts tomorrow.
The detail that matters for downtown is where these places are. The Spotted Rabbit is at 1830 59th St. W., on the west side of the city. Cortez Road is farther still. Both are fine options for a sit-down breakfast. Neither one is a walk from Old Main. If you used to stroll to Sage Biscuit from a downtown condo or the Riverwalk, the walk now ends on a different block.
A practical note on the Spotted Rabbit. When we checked this week, its website still listed hours of Monday through Saturday, 11 a.m. to 10 p.m. Its menu page showed lunch and dinner only. Breakfast hours and the menu hadn't been posted yet, so call ahead before you drive over on a Saturday.
The Café That Was Already Open on Old Main
While Manatee Avenue was losing its breakfast stop, Old Main was gaining one. Au P'tit Bonheur, an independent French café, opened downtown this summer. The Herald has listed it at both 312 Old Main St. and 312 12th St. W., so either address will get you there.
Fanette Maquet and her husband, Maq, own the café. Its savory menu covers French classics like croque monsieur, quiche Lorraine and the sandwich Parisien. The pastry case has almond croissants, pain au chocolat, blueberry Danish, crêpes, madeleines and macarons, plus house coffee, espresso, cappuccino and lattes. Fanette described the cooking to the Herald this way: "It's simple … if you came to our family, you can eat this in our home. It's a family recipe."
Its hours matter more than the menu here. In August, the Herald reported that the café was open daily from 8 a.m. to 2:30 p.m. If that schedule still holds, Au P'tit Bonheur opens an hour before the market and closes half an hour after it. A small new café's hours can change, so check its Facebook page before an early visit.
The Market Fills the Rest of the Morning
The Bradenton Public Market runs every Saturday from 9 a.m. to 2 p.m., October through May, on Old Main Street. Realize Bradenton, a nonprofit, produces it. If you still call it the Bradenton Farmers Market, you're talking about the same Saturday market under its official name.
For anyone whose Saturday started with a biscuit, the useful part is that the market is a breakfast stop in its own right. Discover Bradenton's season preview lists coffee roasters, hot breakfast, empanadas, paella, kettle corn, honey, jams and fresh bread among the prepared-food vendors. Florida growers bring produce, and makers bring soaps, candles, jewelry, plants and cut flowers. The same preview says to bring cash.
One caveat applies to the opening weeks. The full vendor and music lineup was still being finalized before opening day, and the vendor roster changes from season to season. Realize Bradenton's market schedule page says the 2026–27 lineup is still being built and will be updated there, so check it again over the next few weeks.
Opening weekend had more going on than usual. The Village of the Arts held its "Fall in Love with Art" Art Walk on Oct. 2 and 3 from 11 a.m. to 4 p.m., with new galleries and pop-up artist vendors this season. That made Oct. 3 a market-and-galleries Saturday, all within downtown.
A Saturday Route That Works Now
Here is how the pieces fit together on a typical fall Saturday, using the published hours above:
- Park first. The City Centre Parking Facility is free until further notice, according to the City of Bradenton. It has 500 spaces on 3rd Avenue West between 10th and 12th streets. Discover Bradenton's parking guide also lists the Judicial Center Garage at 615 12th St. W. as free and places it near the corner of Old Main and Barcarrota. The county garage at 414 10th St. W. charges weekday rates, and we couldn't confirm its regular Saturday terms, so the two garages above are the safer choices.
- Coffee at 8 a.m. Au P'tit Bonheur's reported opening time gives you an hour with a croissant and a cappuccino before the stalls open.
- Market at 9. Produce goes first, then prepared food, then a slow lap past the makers and the live music.
- Lunch before 2:30. The café's savory menu covers a late-morning quiche or croque monsieur before it closes.
If you'd rather have a full diner-style breakfast, the Cortez Road Sage Biscuit opens at 7 a.m. every day, and the Spotted Rabbit's breakfast is expected to start Oct. 5. Both mean driving out of downtown first, which is the trade-off the Manatee Avenue closure created.
Saturdays on the Fall Calendar
Old Main's Saturday schedule fills up between now and the holidays. Every date below is from the event organizers:
- Saturday, Oct. 31: Halloween at the Market. The Public Market's seasonal Halloween edition.
- Friday, Nov. 6, 6–9 p.m., and Saturday, Nov. 7, 11 a.m.–4 p.m.: Festival of the Skeletons. A free festival in the Village of the Arts with music, food vendors, artists and family activities. On Saturday it overlaps with market hours, so one parking spot covers both.
- Saturday, Dec. 5: Winter Wonderland on Old Main Street. Produced by Realize Bradenton.
- Saturday, Dec. 12: Youth Booth Holiday Market.
- Saturday, Dec. 19: Mayor Santa at the Market.
Realize Bradenton's Music in the Park series hadn't posted fall dates when we checked. The page said to stay tuned for next-season updates. Further afield, the Cortez Commercial Fishing Festival is set for Feb. 13 and 14, 2027, so it falls outside this fall season.
Where the Downtown Morning Sits Now
Before Sept. 27, a downtown Saturday could start on Manatee Avenue and end on Old Main. As of this weekend, everything walkable sits on Old Main and the streets around it. The free garages are on 3rd Avenue West and 12th Street West. The café's door is at 312 Old Main. The market runs from 9 to 2. The Village of the Arts handles the festival weekends. The only breakfast tied to Sage Biscuit's owners that is still running, or about to start, is on the west side at 59th Street West or on Cortez Road.
For more on everyday downtown routines along the water, our guide to everyday life near Bradenton's Riverwalk and Bayfront covers the Riverwalk and Bayfront side of downtown. The Bradenton neighborhood page collects the rest.
Being able to walk to Old Main for coffee and the Saturday market is part of what a downtown address offers. If you live within walking distance of these blocks and want to know what that location is worth in today's market, S&J Hill Realtors can put together a home valuation built around your street.
