The lowest mortgage rate advertised on new homes around Venice right now is 4.25%. To get it, the contract has to be signed by October 31, 2026, and the home has to close by November 13. You have to pre-apply with the builder's own lender before making an offer. You also have to use the closing agent the builder picks.
That one offer sums up how new construction is being sold near Venice this fall. Builders are discounting finished homes against a year-end closing deadline. Resale sellers have no deadline like that, and the supply they compete with is getting smaller. The two markets are on different clocks, and the discounts they produce come in two forms that can't be compared side by side.
The Fine Print Sets the Calendar
Taylor Morrison's Sarasota-area offers page lists five October promotions: four financing offers and a cash-buyer discount. Every one of them applies only to contracts signed between October 1 and October 31, 2026. After that, each financing offer runs on its own closing deadline:
- FHA 5/1 ARM at 4.25% (6.32% APR): select quick move-in homes that close by November 13, 2026, plus up to $4,000 in seller-paid costs.
- Conventional 30-year fixed at 5.49% (5.60% APR): select quick move-in homes that close by November 13, 2026, plus up to $6,000 in seller-paid costs.
- Up to $15,000 toward closing costs, buydowns, points, or up to a year of HOA dues: select quick move-in homes that close by November 30, 2026.
- The same 5.49% fixed rate with a nine-month lock: to-be-built homes that close by June 30, 2027.
Three of the four depend on a home that is already built and can close within weeks. The terms also say the rate comes from a pool of funds the builder locked in. It lasts "until pool of funds is either depleted or rate expires," and the seller can change the terms at any time before a contract is signed.
Each of the financing offers comes with the same condition. The buyer has to finance through Taylor Morrison Home Funding and close with the closing agent the seller selects. The terms say plainly that a buyer isn't required to use either one to buy the home. A buyer who doesn't use both simply doesn't get the promotion.
Two Builders, Two Ways to Discount
On the same mid-October listings, one builder has cut prices and the other is paying toward the loan.
Neal Communities' quick move-in page says outright that these homes are "priced to sell." Neal adds that it is "motivated to sell these homes" and has "made price improvements." The marked-down homes in Venice and Wellen Park all have expected completion dates between October and December 2026:
| Community | Homesite | Original price | Current price | Expected completion |
|---|---|---|---|---|
| Palmera at Wellen Park | 106, Dream 2 | $572,990 | $542,990 | October 2026 |
| Palmera at Wellen Park | 105, Dream 2 | $575,990 | $545,990 | October 2026 |
| Boca Royale Golf and Country Club at Wellen Park | 124, Imagination | $494,990 | $462,990 | December 2026 |
| Boca Royale Golf and Country Club at Wellen Park | 01, Tidewinds 2 | $470,990 | $455,990 | Q4 2026 |
| Boca Royale Golf and Country Club at Wellen Park | 019, Sandcastle 2 | $512,990 | $505,990 | Q4 2026 |
| Vicenza | 491, Liberty 4 | $457,990 | $430,990 | November 2026 |
| Vistera of Venice | 25, Sandcastle 2 | $469,990 | $459,990 | November 2026 |
The cuts run from $7,000 to $32,000. The deepest are on homes in Palmera and Boca Royale. Neal's page gives no expiration date for these prices and sends buyers to its sales associates for details.
Taylor Morrison's eligible inventory includes Esplanade at Wellen Park. Two Ibis floor plans there are listed as ready now: 13309 Santini Circle at $389,603 and 13313 Santini Circle at $390,753. Each has two bedrooms, two baths, and 1,533 square feet. The page lists them under "Homes eligible for limited-time offers." It doesn't say which promotion applies to which home.
Both approaches come from the same pressure. A finished home that hasn't sold by year-end is still on the builder's books. Neal lowers the number on the listing. Taylor Morrison keeps the listed price and puts the money toward the loan. Our read is that this keeps the recorded sale price closer to the original asking price. The builder's terms don't explain why it prefers this approach.
Why a Lower Price and a Lower Rate Don't Last the Same Way
A $30,000 price cut on a Palmera home reduces the purchase price, and any loan is based on that lower number. A rate promotion works differently. How much it saves depends on the loan type, and the 4.25% offer doesn't last for the life of the loan.
The 4.25% rate is fixed for the first 60 months only. After that, it adjusts every year based on the 30-day average Treasury rate plus a 2.00% margin. It can rise by up to 1% at the first adjustment and by up to 1% each year after that, to a lifetime maximum of 9.25%. The 6.32% APR reflects that structure. Taylor Morrison's example is based on a $400,000 purchase price, a 3.5% down payment, and a 640 median credit score.
The 5.49% conventional rate is fixed for 30 years. Its example assumes a $500,000 purchase price, 20% down, and a 780 median credit score. The terms also note that the 5.60% APR "is calculated using seller incentives." A buyer with a smaller down payment or a different credit profile is shopping a different deal than the advertised one.
The fifth offer is aimed at a specific group of buyers. Taylor Morrison takes up to 5% off the base price for qualified all-cash buyers. It applies to both inventory and to-be-built homes contracted in October, and it can't be combined with the other promotions. That group is large. In August 2026, cash buyers made up 37.3% of single-family closings in Sarasota County. A rate buydown is worth nothing to a buyer without a mortgage, so the builder offers that buyer a price cut instead.
The Resale Side Is Running the Other Way
The builders' urgency doesn't match the broader market. The REALTOR® Association of Sarasota and Manatee's August 2026 report was released September 16, and it shows Sarasota County resale supply getting tighter.
In August 2026, Sarasota County single-family active listings fell 20.8% from a year earlier, to 2,619 homes. That's 3.7 months of supply. Homes spent a median of 47 days on the market before going under contract. Sellers received a median 94.7% of their original list price, up from 92.3% in August 2025.
The county's median single-family sale price was $470,000 in August 2026, down 1.1% from a year earlier. That small dip averages together two separate trends. Resale sellers are getting a larger share of their asking price, while the builders listed above are lowering prices or paying toward buyers' loans. These figures cover all of Sarasota County. They aren't specific to Venice, and the next monthly report could change them.
Condos and townhomes are a separate market. In August 2026, Sarasota County had 5.2 months of supply in that segment, and the median sale price rose 3.3% to $310,000. Most of the builder inventory above is single-family, so the 3.7-month figure is the relevant comparison.
A builder with homes finishing in November is carrying unsold inventory against a closing deadline, while resale listings across the county keep shrinking. That's why discounts are showing up mainly on new construction. It also explains why they shrink once a home falls outside the builder's current closing window.
How the Windows Move
This pattern repeats every month. In September, Mattamy Homes advertised a 4.99% FHA fixed rate (5.727% APR) on select quick move-in homes, through a flyer posted on the Wellen Park website. Contracts had to be signed between September 8 and September 20, 2026. That offer has expired. Taylor Morrison's October offers will expire on October 31 unless the builder extends or replaces them.
Comparing a builder offer with a resale home means turning both into the same terms. Those terms are the total price, the rate and how long it lasts, the seller-paid costs, and the conditions attached to each.
